Do I still need a property manager?
Not for the paperwork side. RentGuide handles the agreement, rent tracking, bond deadlines, inspections and tax reporting. What it doesn't do is show up to a property, deal with a difficult tenant in person, or manage trades for you. If you want that handled for you, a property manager still makes sense.
What does it actually cost?
Solo is $9.99 a month (GST inclusive) for one property, Pro is $14.99 a month (GST inclusive) for unlimited properties. No per-property fee, no percentage of rent, no setup fee. See the pricing above for what's included at each tier.
Can I lodge a bond through RentGuide?
Not directly. Bond Hub tracks your lodgement deadline, reference number and any top-ups, and reminds you before the 23-working-day window closes, but you still lodge the bond yourself with Tenancy Services. We'd rather be upfront about that than claim an integration we don't have.
Does it keep me compliant with NZ tenancy law?
The tenancy agreement wizard, notice templates and Healthy Homes tracking are built against the current Residential Tenancies Act and Healthy Homes Standards, checked against tenancy.govt.nz. RentGuide isn't a lawyer or accountant though, so for anything unusual, talk to one.
Will my accountant be able to use this at tax time?
On Pro, yes. Sync rent and expenses to Xero as you go, or export an IR3R-ready PDF and CSV summary covering total rents, deductible expenses and net rents by tax year. Your accountant still finalises the return, so this just means they're not starting from a shoebox of receipts.
What happens if I go over one property on Solo?
Solo is capped at one property by design. Add a second and you'll be prompted to move to Pro, which is unlimited. Your data carries across, nothing needs re-entering.
How long does setup actually take?
Adding a property and its tenant details takes a couple of minutes. The tenancy agreement wizard takes about ten. There's no onboarding call and no setup fee.
Where's my data kept?
Encrypted at rest and in transit, on infrastructure only RentGuide's own systems can access, and not shared with third parties beyond the integrations you explicitly turn on, like Xero.
